Rock Care Partnerships can work in a number of ways with land-owners, operators and funders to optimize a scheme’s viability:-
1. LAND-OWNERS
As a developer, Rock Care Partnerships is actively seeking buildings and sites to buy and develop in its own right. These can be acquired unconditionally or on a subject to planning basis.
Rock Care Partnerships will also work with property owners in a development management role. Existing owners may have sites or properties which would suit redevelopment into one of these uses, but they wish to remain as the owner and participate in the development profit. In such cases, Rock Care Partnerships can be engaged as a development manager, identifying the best use for the site, designing the scheme, overseeing the planning process, assembling the construction and professional team and managing the development to completion.
2. OPERATORS
Rock Care Partnerships works with the HCA, Local Authorities, RPs (registered providers) and established care home operators to deliver complete turn key solutions - from site acquisition, design and planning right through to construction and commissioning.
3. STRUCTURED SOLUTIONS
Reflecting the skills of the principles Rock Care Partnerships has extensive experience in creating and structuring financial solutions.
Some solutions may not be easy as there might be legacy issues on the property or ownership structure. Rock Care Partnerships has the skills to create innovative solutions which may involve partnerships, joint ventures, forward sales/pre-lets, operating agreements, carried interests, etc.
Rock Care Partnerships has good relationships with a range of different funders (debt and equity) and end users. With this knowledge, it can take a complete business view of the whole transaction undertsanding the issues of all the parties involved to create the right structured solution.
